THE PROCESS

The 1031 & DONE exchange process is structured to minimize risk and potential pitfalls while maximizing resources to yield the best scenario for the client

THE CALL
Preparation is 90% of the work. On our initial call, we will qualify you and identify your preferences, including specific markets, property types, debt requirements, down-leg timing, tenant preferences.
We wil provide first time net-lease buyers educational materials to help the client fully understand the investment type.

CLIENT PREP
Answering any follow up questions about the process and establishing a strategy and timeline for the exchange.

THIRD-PARTY SETUP
Introduction to third party vendors such as exchange accommodators/intermediaries, mortgage brokers, attorneys, environmental engineers, surveyor, title/escrow etc.

SOURCING
Searching the market for both listed properties, as well as leveraging our industry relationship to access a list of off-market properties nationwide, ultimately providing more choice for a higher chance of improving the client’s investment position. We typically look at 500+ properties before identifying a dozen strongest candidates and sending for review.

TRANSACTING
Writing letters of intent, negotiating and managing all parties involved (attorneys, mortgage brokers, lenders, title/insurance, surveyors, environmental engineers etc.). AGM provides support and guidance through navigating the entire transaction process to ensure the deal comes to a successful close
